W​hat  to  Know Before  You  sell​

Ready to Sell?!?!

The first step in selling your home is finding a trusted REALTOR® to list and sell your home! You may or may not know this but there IS a difference between a real estate agent/broker and a REALTOR®.  They are not the same. Although both are licensed to sell real estate, the basic difference between a real estate agent and a REALTOR® is a REALTOR® is a member of the National Association of REALTORS®. As such, the main difference that you hear a lot about -- but are likely confused about -- is that a REALTOR® must subscribe to the REALTOR® Code of Ethics. The second step to selling your home is to find out the current market value. Once you know what your home should sell for in the current market then you can make the final decision on whether or not its in your favor to sell.


The
thirdstep is to get your home ready to sell. First impressions are important when potential buyers are looking at your home. You want your home to be clean, free of clutter and neutral/warm feeling. This allows potential buyers to picture themselves living in your home and increase the odds of them placing an offer.

The
fourth step is to sign all needed paperwork to get your home active on the MLS (Multiple Listing Service), I will take pictures of your home or send a professional photographer take pictures, place one of my "FOR SALE" signs in the yard, and put a lock box with a key to your home on the front door.

Once this is complete your home will be available to buyers agents to see and set up showings.
You will be notified (via text message, email or phone, what ever you prefer) when an agent requests to show your home and you have to option to approve, reschedule for a different time or deny the showing. When showings are in progress you should be out of the home to allow the agent and buyers to tour, if you will be home just let me know so I can let the buyers agent know so they are not caught off guard. All buyers will be accompanied by a licensed real estate professional.

Once a buyer decides they
want to purchase your home they will have their agent submit an offer to me and I will present it to you. From thereyou can decide to accept the offer, counter offer or deny the offer.

Once you accept an offer and all parties have signed the contract you are officially
Under Contract!! The buyer turn over their earnest money to the title company we will be using and will have an inspector come in and do an inspection. If they find any thing that they feel needs to be fixed we will negotiate and come to an agreement on what will and will not be fixed. If we cannot come to an agreement, the buyers can terminate the contract and have their earnest money refunded.

Next is the appraisal, the buyers lender will hire a licensed appraiser to appraise the home. If for some reason the appraisal comes in below value, you can decide to drop the price to appraised value, ask buyers to pay the difference in cash or allow the buyers to terminate the contract and refund their earnest money.

Last but not least, the buyer will do their final walk thru and head to closing where all final documents are signed and your home is officiallySOLD!!
